Pre-Shoot Checklist
Every listing agent knows that the first few days on the market are the most important for building momentum. As a photographer, my goal is to provide high-end imagery that helps you reduce Days on Market and win more listings. To achieve the best results, we need to work together to prepare the home before the first shutter click.
Mastering the Lighting
Professional lighting is standard for every one of my sessions. You can help by managing the natural light in the home. One of the best tricks involves the window blinds. Please angle the slats about 70 degrees upward toward the ceiling. This small adjustment prevents harsh sun from creating "zebra stripes" on the floors and allows me to capture a clear view of the outdoors.
Preparing for 3D and Floor Plans
Since your 360 camera is arriving today, your listings will soon feature immersive digital walkthroughs. To ensure a clean scan, the software needs to see where the floors meet the walls. Please ask your sellers to remove small rugs and clear away items blocking the corners of the rooms. This allows my scanning software to align the layout accurately for a professional 2D floor plan.
The Final Walkthrough
A few small details can make a massive difference in how a buyer perceives a home.
Clear the Counters: Remove small appliances and personal items from kitchen and bathroom surfaces.
Manage Wires: Tuck away visible power cords and chargers to keep the focus on the architectural "hero" features.
Check the Driveway: Ensure no vehicles are parked in front of the home so we can capture the full scale of the property.
