Every listing agent knows that the first few days on the market are the most important for building momentum. As a photographer and former Realtor, my goal is to provide high-end imagery that helps you reduce Days on Market (DOM) and win more listings. To achieve the best results, we need to work together to prepare the home before the first shutter click.
Mastering the Lighting
Professional lighting is standard for every one of my sessions. You can help by managing the natural light in the home. One of the best tricks involves the window blinds: angle the white faux-wood slats about 70 degrees upward toward the ceiling. This small adjustment prevents harsh sun from creating "zebra stripes" on the floors and allows me to capture a clear view of the outdoors.
Preparing for "3D and Floor Plans"
If your package includes a 3D virtual tour, the camera will see everything in a 360-degree radius.
Clear the Floor: Remove all small rugs and mats to show off the actual flooring, which helps with floor plan accuracy.
The Door Rule: Please prop all interior doors slightly open. This allows the software to "see" from room to room, ensuring the final interactive floor plan is precise and ANSI-standard compliant.
Hide the Essentials: Trash cans, pet bowls, and charging cables should be tucked away in closets or the garage.
Final Touches for Curb Appeal
The exterior "hero" shot is often the very first thing a buyer sees online.
Driveway: Please move all vehicles into the garage or down the street.
Landscaping: Ensure the lawn is freshly mowed and all water hoses are coiled and out of sight.
Twilights: If we are shooting Virtual Twilights, ensure all exterior porch and landscape lights are functional to capture that warm, glowing ambiance.
